Zoning & Permits
Permits protect property values and keep projects safe. Most home improvements in Arcanum need one — checking first is free.
How the permit process works
1. Talk with the Village first
A short call before you buy materials can save time. Staff will tell you which permit applies and what a complete application needs.
2. Submit your application
Bring a completed permit application with a simple site sketch showing property lines, setbacks, and the work location.
3. Review and approval
Most residential permits are reviewed within a few business days. Variances go to Planning & Zoning for a public hearing.
4. Inspection
Call for an inspection at the stage listed on your permit. Do not cover work that must be inspected.
Common projects that need a permit
- New construction & additions
- Homes, garages, and additions require a zoning permit and county building approval.
- Fences
- Height and placement limits vary by district and by whether the fence is in a front or rear yard.
- Sheds & accessory buildings
- Setback requirements apply even to small storage buildings.
- Signs
- Business and temporary signage must meet size and placement standards.
- Driveways & curb cuts
- Work in the right-of-way needs village approval before it begins.
- Demolition
- Utility disconnects must be scheduled with the Village before demolition.
